Terms of Service

These Terms of Service (“Terms”) govern your use of this website and any booking you make with Stayora Holidays Pvt Ltd (“Stayora”, “we”, “us”). By making a booking or using this site, you agree to these Terms. Please read them together with our Privacy Policy and our Refund & Cancellation Policy.
1. Who we are
Stayora Holidays Pvt Ltd is a company incorporated in India that owns and operates its own holiday properties — currently WENZET Cottages, Goa. We take bookings directly; we are not an online travel aggregator reselling third-party inventory. The team you book with is the team that hosts you.

2. How a booking works
When you submit a booking on this site, you are making a booking request for the dates and rooms shown. Your request is recorded immediately and held as unverified while our team calls you — normally within two hours during working hours — to confirm the details and your stay. A booking is only fully confirmed once we have verified it with you.
- You will receive a booking reference (e.g. STY-WZ-XXXXX) and a proforma summary by email at the time of the request.
- If we are unable to verify or fulfil a request (for example, the room becomes unavailable, or we cannot reach you), we may decline or cancel it and will tell you why.
- Rooms are limited. Availability shown at the time of booking is not guaranteed until your booking is verified and confirmed.
3. Prices, taxes and invoicing
- All prices are in Indian Rupees (INR) and are shown inclusive of applicable GST. The place of supply is Goa, so GST is charged as CGST + SGST.
- Goods and Services Tax is applied per night per room in line with the prevailing law and the room’s nightly tariff (for example, rooms above the notified tariff threshold attract a higher slab). The exact split appears on your proforma and tax invoice.
- A GST tax invoice is issued when payment is settled at the property. If you require the invoice in your business’s name, provide a valid GSTIN at the time of booking so it can be captured correctly.
4. Payment
The payment methods available for your booking are the ones shown at checkout. These Terms cover every method we support:
4.1 Pay at Hotel
- You settle the amount due at the property at check-in or as agreed with our team. We accept cash, card and UPI at the desk.
- No online prepayment is required to hold a verified pay-at-hotel booking.
4.2 Online payment (where offered)
Where an online payment option is shown at checkout, the following applies to that payment:
- Authorization. By paying online you authorise us (through our payment provider) to charge the amount shown at checkout for your booking. The amount, taxes and booking reference are displayed before you confirm the charge.
- Failed or incomplete payments. A booking is not paid until the payment provider confirms the charge to us. If a payment fails, times out, or is debited without reaching us as confirmed, any amount actually captured is reversed or refunded to the source instrument; your bank's reversal timelines apply.
- Refunds to source. Refunds of online payments are made to the original payment instrument (see the Refund & Cancellation Policy for how refunds are initiated and the timelines involved).
- Receipts and invoices. Online payments are recorded against your booking and reflected on your proforma and, once payment completes the amount due, your GST tax invoice.
5. Check-in, check-out and identification
- Standard check-in is from 14:00 and check-out is by 11:00, unless otherwise agreed.
- Every guest must present a valid government-issued photo ID at check-in, as required under Indian hospitality rules. We may refuse accommodation where valid ID is not provided.
- The number of occupants must not exceed the stated capacity of the room without our prior agreement.
6. Your responsibilities as a guest
- Provide accurate booking and contact details.
- Treat the property, staff and other guests with respect, and follow reasonable house rules and safety instructions.
- You are responsible for any loss or damage caused by you or your party beyond normal wear and tear.
- Illegal activity, and behaviour that endangers or seriously disturbs others, may result in termination of your stay without refund.
7. Cancellations and changes
Cancellations, changes and refunds are governed by our Refund & Cancellation Policy, which forms part of these Terms. In summary: cancelling a pay-at-hotel booking before arrival normally involves no charge; where any amount has been collected — at the desk or online — refunds are made to the original payment method and, where a tax invoice has already been issued, a credit note is raised against it.
8. Liability
We take reasonable care to describe our properties accurately and to host you well. To the extent permitted by law, Stayora is not liable for indirect or consequential loss, or for matters outside our reasonable control (including force majeure events such as extreme weather, government action, or disruption to utilities). Nothing in these Terms limits any liability that cannot be limited under Indian law.
9. Privacy
We handle your personal information in line with our Privacy Policy.
10. Governing law and jurisdiction
These Terms are governed by the laws of India. Subject to applicable consumer-protection rights, the courts at Gautam Buddha Nagar, Uttar Pradesh have jurisdiction over any dispute relating to your booking or these Terms.
11. Changes to these Terms
We may update these Terms from time to time. The version in force when you make a booking applies to that booking. The “last updated” date above shows the current version.
